The stamp is an official stamp. The whole thing looks pretty clear to me, all you have to do is look on a map
The envelope was mailed to the town of Wollaberg in Bavaria on the 28th of March, 1941. Freyung is the local area, county? And Jandelsbrunn is the municipality that Wollaberg is part of

Correspondence is from the magistrate of the district of Wolfstein, who was located in the town of Freyung, Bavarian Ostmark (near the"Ostmark"/Austria).

Given the design and cancel date, this would likely be Mi D138. An "official" determination of which color variant it is (there are two major ones) could be useful; the b variant is valuable.

Roniku,
A gentle suggestion/request. Many readers will not be familiar with the various catalogs you reference. Yes it takes more time, but please consider writing out a fuller name. Abbreviations often fail to communicate. Thank you.

The information was copied from the site that should not be mentioned and is incorrect anyway, the numbers should be

Mi:DR D138a (Michel),
Sn:DE O86 (Scott),
Yt:DR S99 (Yvert & Tellier),
Sg:DR O532 (Stanley Gibbons),
AFA:DR TJ138 (AFA, Danish catalogue published by Erling Daugard of Nordfrim),
Un:DR SE99 (Unificato, Commercianti Italiani Filatelici S.r.l.).

The stamp was first issued in 1934 and will have a watermark made up of Swastikas. That of 1944 has no watermark.

This stamp was first issued and used in 1934 and was used every year until the war ended in 1945 when German stamps featuring swastikas were no longer acceptable. This particular one was used in 1941. Sadly the stamp is in poor condition and the cover on which it is affixed is in extremely poor condition so it has very little commercial value.

Here is a screenshot from the Stamp Identifier app. Has all of the detail you may need, once you understand that Mi is Michel, Sn is Scott, etc.
